General Terms and Conditions
Individual Suites Reservations
The terms and conditions listed below form part of the contract between the customer and Hospitality Visions Lake Lucerne AG (HVLL AG). We advise you to read them through carefully and thank you for doing so.
1. Bookings
A contract between the guest and HVLL AG exists if:
- an offer made by HVLL AG is confirmed in writing by the guest
- a request by the guest is confirmed in writing by HVLL AG
- an offer made by HVLL AG is confirmed verbally by the guest
Changes to the content of the contract are only binding once confirmed in writing by HVLL AG.
1.1. Offers
Unless otherwise agreed, offers made by HVLL AG must be accepted within 14 days. HVLL AG reserves the right to withdraw offers not accepted either within 14 days or within the pre-agreed time. HVLL AG reserves the right to withdraw from offers if deemed necessary.
1.2. Options
Options are binding for both parties during the agreed option period. Should the option period end without a confirmation order signed by both parties, HVLL AG reserves the right to cancel the reserved dates and services.
2. Pets
Pets are not allowed at the Park Hotel Vitznau. This applies to the entire hotel including all restaurants, public areas, residences and suites.
3. Arrival / Departure
Suites are available for check-in from 3pm on the day of arrival and must be vacated by 12pm on the day of departure. Both early check-in and late check-out are possible on request and subject to availability. Late check-out until 2pm is possible at no additional charge, until 6pm at 50% of the rate and thereafter at the full rate for the following night. Early check-in (before 3pm) can only be guaranteed if the preceding night is booked and paid for at the full rate.
4. Guarantee
After the expiration of the two-week cancellation period prior to arrival, the guest will receive a secure payment link to settle the total amount for the accommodation in advance. This payment is required to guarantee the booking. The hotel reserves the right to utilize unreturned payment links as a basis for releasing the booking.
5. Cancellation Fees & Policy
The following cancellation conditions apply for booking cancellations, no-shows and early departures. We recommend you to set up a travel cancellation insurance.
a)
- Cancellations made more than 14 days before arrival incur no charge in the months of June, July, August, and September.
- From December 22, 2024, to January 3, 2025, cancellations must be made at least 7 days prior to arrival to be free of charge.
- For the rest of the year, cancellations made more than 72 hours before arrival incur no charge (public holidays excluded)
HVLL AG reserves the right to charge 100% of the booked arrangement for cancellations made outside of these time frames, or in the case of early departure.
b)
For reservations of 7 nights or more, or for special suite combinations, HVLL AG reserves the right to confirm an individual cancellation policy, relevant to the particular booking, as part of the written booking confirmation.
6. Cancellation of SPA Reservations
The following conditions apply for both cancellations and non-appearance for treatments booked. Cancellations up until 24 hours before the appointment incur no charge. Cancellations made within 24 hours of the appointment and no-shows will be charged at the full treatment cost. Late arrival for treatments will be charged at full cost for a reduced treatment time.
7. Cancellation of Restaurant Reservations

8. Vouchers
Vouchers, whether value vouchers or service vouchers, are not redeemable for cash.
This also applies in cases where the voucher is redeemed or requested by someone other than the original purchaser.
Vouchers can only be used for the services and products offered by the hotel.
If a voucher cannot be redeemed for reasons beyond the hotel’s control, the voucher remains valid; however, its value will not be refunded.
9. Applicable Law / Place of Jurisdiction
Swiss Law applies to all contracts. Swiss Law applies to all reservation agreements, including general conditions and any additional agreements, as well as contracts entered into based on these conditions. The sole place of jurisdiction for any disputes arising from the terms and conditions presented here is Vitznau.
10. Final Provisions
We reserve the right to alter prices at any time. All prices and costs mentioned are in Swiss Francs and include VAT. The guest is liable for any increase in VAT made after the contract has been signed. Changes to these terms and conditions must be made in writing.
General terms and conditions
Seminars, conferences, banquets, room reservations for groups
The terms and conditions govern the contractual relationship between the customer and Hospitality Visions Lake Lucerne AG. We ask that you carefully read the following terms and conditions, which form part of the contract. Thank you for your attention.
1. Reservations
A contract is concluded between the organiser and Hospitality Visions Lake Lucerne AG if:
- the organiser has confirmed an offer from Hospitality Visions Lake Lucerne AG in writing
- Hospitality Visions Lake Lucerne AG has confirmed a request from the organiser in writing
Changes to the content of the contract are binding only if Hospitality Visions Lake Lucerne AG has confirmed them in writing.
1.1 Offers
The acceptance period for offers from Hospitality Visions Lake Lucerne AG is 14 days if no other time period has been agreed. After that period, Hospitality Visions Lake Lucerne AG is no longer bound by the offer. Park Hospitality Visions Lake Lucerne AG reserves the right to rescind an offer for just cause.
1.2 Options
Options are binding on both parties during the agreed period of the option. After expiry of the option period, Hospitality Visions Lake Lucerne AG reserves the right to retract the reserved dates and services if no written mutually signed confirmation order exists.
2. Changes in number of participants
The organiser is obliged to notify Hospitality Visions Lake Lucerne AG of any changes in the number of participants as soon as possible. Hospitality Visions Lake Lucerne AG will make every effort to otherwise assign the unused reservations on equal terms.
2.1 An accurate number of participants at seminars and events is to be communicated to Hospitality Visions Lake Lucerne AG at least 14 days before the date of the event. Any further adjustments to the number of persons that are less than +/- 10% and have been communicated up to three business days before the event are not charged. A reduction in the number of participants can influence room arrangements. If more participants than the number communicated participate in the event, the charge will be based on the actual number of participants.
3. Cancellation by the organiser
Cancellation of events must be communicated to Hospitality Visions Lake Lucerne AG as soon as possible and in writing. For full cancellation of banquets, seminars and room reservations, the following cancellation fees apply:

Hospitality Visions Lake Lucerne AG’s receipt of notice of cancellation is decisive in the calculation of the cancellation fee.
Cancellations as a consequence of COVID19 will be considered situational and the cancellation fees will be adjusted accordingly by HVLL AG if necessary.
HVLL AG reserves the right to charge a handling fee for expenses already incurred also if the event is cancelled within the above deadlines.
4. Cancellation by Hospitality Visions Lake Lucerne AG
If Hospitality Visions Lake Lucerne AG has reasonable grounds to believe that an event or arrangement may jeopardise the smooth operation, security or reputation of the hotel, or in the event of force majeure, or if the organiser has not complied with the agreed advance payments in section 9.1, Hospitality Visions Lake Lucerne AG is entitled to cancel the reservation at any time without compensation. The organiser may not assert a claim for damages against Hospitality Visions Lake Lucerne AG in such cases.
5. The use and duration of use of premises and rooms
The offer and reservation confirmation state the organiser’s permitted duration of use of the premises. Outside these hours, Hospitality Visions Lake Lucerne AG may at any time take control of the premises.
- Room check-in is generally at 3pm. Rooms must be vacated by 12pm. For check-out after 12pm, the hotel may charge 50% of the room rate. For check-out after 6pm, 100% of the room rate will be charged.
- Surcharges for evening events From midnight, a night-time surcharge of CHF 300.00 per hour or part thereof applies, regardless of the number of remaining guests.
- Excess expense for hotel staff, such as for seating arrangements, waste disposal and cleaning, which are not listed in the order confirmation, will be charged. Only easily removable adhesive tape may be used to install decorations. Nails or screws, etc. are not to be used.
- The preparation time needed for assembling and disassembling seminars or exhibitions will be charged.
6. Delivery
No storage space for exhibits or technical equipment is available at the hotel. We ask that you deliver your goods no earlier than one day before the event and pick them up no later than 24 hours after the event. For goods delivered in advance, the organiser must obtain approval from Hospitality Visions Lake Lucerne AG.
Exhibits may remain in the exhibition and/or seminar room overnight, but must be insured by the organiser. The hotel management assumes no liability.
7. Room rental
For banquets, no room rental fee is generally charged but there is a minimum consumption per room or event determined by the size of the room.
If premises are rented for marketing events or meetings without food and beverage consumption, the hotel reserves the right to charge the minimum consumption.
8. Bringing in food and drink
Bringing in food and drink is not permitted. Exceptions to this rule require a written agreement with Hospitality Visions Lake Lucerne AG.
9. Payment terms
Hospitality Visions Lake Lucerne AG invoices are due within 10 days from the date of the invoice without deduction.
9.1. Advanced paymen
- Hospitality Visions Lake Lucerne AG reserves the right to request a deposit from 75-100% for banquets and seminars, or any other individually agreed advance payment.
- For reservations with a foreign billing address or reservations from abroad, we claim the right to request a deposit of 100% of the reserved service.
- If the organiser defaults on the deposit, Hospitality Visions Lake Lucerne AG is entitled to rescind the contract in accordance with paragraph 4 of these terms and conditions.
- If the event is cancelled, the deposit will be taken into account of the cancellation invoice.
9.2. Date reservation weddings
With a written reservation of a date the client is obligated to pay a deposit of 10% of the event forecast. This deposit is non-refundable and will be accounted to the final invoice.
10. Liability
Hospitality Visions Lake Lucerne AG shall be liable towards the customer for intentional or grossly negligent contractual or non-contractual damage. The customer bears the burden of proof. Liability for slightly negligent damage and liability without fault are inapplicable.
- Hospitality Visions Lake Lucerne AG disclaims all liability to the customer, the organiser, presenters, participants or third parties for theft or damage of items brought, clothes or materials. This also applies to vehicles in the hotel car park.
- The customer shall be liable to Hospitality Visions Lake Lucerne AG for all damages and losses caused by them or their assistants, guests or participants without Hospitality Visions Lake Lucerne AG having to prove fault to the customer.
- For third-party services, the hotel acts in the name and on the account of the customer. The customer is responsible for maintenance and orderly return, and Hospitality Visions Lake Lucerne AG is free from claims.
- The organiser is responsible for insurance for the event and/or materials brought in (goods brought in). Hospitality Visions Lake Lucerne AG may demand proof of such insurance.
- The customer is liable in case of damage or gross contamination of the rooms, the furniture and the technical equipment.
- No additional decoration material should be used without the hotel’s express consent. The organiser is responsible for ensuring that any decorations used meet fire regulations. The hotel may demand proof of this. The responsibility to the fire service lies with the organiser.
11. Media / publications
Advertisements in the media (such as newspapers, radio, television, internet) with reference to an event at the hotel require prior written consent from Hospitality Visions Lake Lucerne AG.
12. Musical enteratinment
Organisers of events (except family celebrations and weddings) with musical entertainment are required to report this to SUISA (Cooperative Society of Music Authors and Publishers in Switzerland). The hotel disclaims all liability for the organiser’s failure to comply with the reporting obligation.
13. Pets
Pets are not allowed in the whole Park Hotel Vitznau. This applies to the entire hotel, including all restaurants, the public areas of the hotel, the outdoor area and the suites.
14. Applicable law / place of jurisdiction
Swiss law applies exclusively to the reservation agreements together with the general conditions and any supplementary agreements, as well as any resulting contracts. Vitznau is the sole venue for all differences relating to the present terms and conditions.
15. Final provisions
Prices are subject to change at any time. All prices are in Swiss francs and include value added tax (VAT). The organiser shall bear any increase in VAT after the contract is concluded. The hotel reserves the right to make price adjustments. Changes to these general terms and conditions must be in writing.
General Terms and Conditions
For leisure activities
1. Activities offered
The customer shall make use of the service as per the booking confirmation. This service is an activity provided either by Hospitality Visions Lake Lucerne AG (HVLL) or by an external organiser. If the activity is offered by an external organiser, HVLL only books said activity (external activity) on behalf of the customer. The contract regarding the booked service is concluded exclusively between the customer and the external organiser.
Conducting the external activity is the sole responsibility of the external organiser. After booking, the customer is provided with the contact details of the organiser as well as a booking confirmation that includes further details.
The legal relationship between the customer and the external organiser is exclusively governed by the contract with the external organiser. If the external organiser so wishes, HVLL is authorised to invoice on behalf of the external organiser for the service provided to the customer by the external organiser in accordance with the following terms of payment.
2. Terms of payment
Customers who are visiting Park Hotel Vitznau as a guest or have rented a room there (hotel guests) agree that the cost of activities will be charged to their hotel bill at the agreed price stated on the booking confirmation. HVLL may request immediate payment for the activity at any time. If the customer is not a hotel guest, they must pay for the activities in accordance with the booking confirmation before the activity is carried out. HVLL may request payment after the activity has been carried out.
A confirmed booking can be cancelled or amended free of charge up to 48 hours before the start of the activity. As with booked activities that the customer does not attend, bookings cancelled less than 48 hours before the start of the activity will be invoiced at 100% of the cost of the activity based on the current prices.
If the customer misses any part of an activity or decides to discontinue their participation in an activity, they are not entitled to a refund. Any additional costs are to be borne by the customer. If an activity is stopped by an employee for the safety of the customer, an employee of HVLL conducting the activity or an external organiser (e.g. due to bad weather, a customer not following instructions sufficiently, etc.), the customer is not entitled to a proportional or full refund. Any additional costs shall be borne by the customer.
3. Deposit/security
HVLL is entitled to request a deposit or a security (e.g. cash, credit card) for the activities booked by the customer and/or for the provision of equipment.
The security specifically serves to secure all claims by HVLL to which it is entitled due to the activity being carried out or the provision of equipment. The security shall be returned to the customer upon proper return of the rental or loan equipment. If damage to the equipment provided is discovered upon return, HVLL is entitled to retain the security up to the amount of the damage incurred or to charge an amount equal to the amount of the damage incurred to the customer’s credit card.
4. Liability of HVLL
HVLL excludes all liability for damages of any kind that may result from its activities. HVLL’s liability remains reserved only for damage caused by HVLL itself, either intentionally or through gross negligence (excluding liability for assisting persons). Liability for indirect damages, consequential damages, thirdparty damages and loss of profit is generally excluded. HVLL is responsible for ensuring that, at all times, the equipment it provides (e.g. bicycles, e-bikes, pedalos, SUP boards, etc.) are in a clean and safe condition and are suitable for use.
The customer is obliged to check that the equipment and accessories provided by HVLL are in good working order (e.g. checking tyre pressure, brakes and lights on rental bicycles, the level of battery charge of e-bikes, the functionality of the leash for SUP boards, etc.) and to inform HVLL immediately in the event of any defects. Should the customer discover a defect whilst using equipment, they must immediately stop using the equipment and report the defect to HVLL.
To the extent permitted by law, the liability set out above is limited to the total sum that the customer has or would have to pay to HVLL in connection with the booked activity provided by HVLL or on the basis of the rented equipment.
Liability for external activities brokered by HVLL is excluded entirely.
5. Terms of use and liability of the customer
The customer must use the equipment provided including any accessories responsibly. In particular, the customer shall comply with all traffic regulations and other applicable laws and shall prevent the equipment provided from being exposed to extreme loads (e.g. participation in bicycle races, off-road cycling, etc.). If special permissions or tests are required for the booked activity or the use of the rented equipment, the customer assures HVLL that they have the appropriate permission or have successfully completed the necessary test.
The customer is liable for any damage caused by them and/or third parties as a result of theft or damage to the equipment and accessories provided, which occurs during the activity or during the period of use. The costs of repairs or the replacement of equipment which has been deliberately or negligently damaged will be charged to the customer. Equipment provided by HVLL must not be used by persons under the age of 16 (except when accompanied by an adult) and/or by persons under the influence of drugs, alcohol or medication that impairs the ability to drive.
Interventions of any kind (e.g. repairs, modifications) on the equipment and accessories provided by HVLL are prohibited. It is also prohibited to sublet or transfer equipment to third parties. In the event of unauthorised use, HVLL is entitled to take the equipment provided away from the customer at any time. The customer is not entitled to a reduction in price or a refund.
Equipment and accessories that HVLL has provided to the customer must be returned to the location at which they were given out. HVLL can apply an additional fee for items returned late and for any subsequent costs arising from a late return.
If HVLL brokers an external activity on behalf of the customer, the customer shall entirely indemnify HVLL towards the external organiser.
6. Insurance
Customers participate in activities and use rental equipment at their own risk. The customer is responsible for arranging any necessary or useful insurance policies (accident, liability, cancellation cost insurance, etc.).
7. Miscellaneous
Should individual provisions of this agreement be wholly or partially invalid or later lose their legal validity, or should there be contractual gaps, this shall not affect the validity of the remaining provisions included in these T&Cs. In such a case, the invalid or missing provisions shall be replaced or supplemented by provisions that come closest to the original economic and legal purpose of the T&Cs. This agreement shall be governed exclusively by Swiss law, to the exclusion of any conflict-of-law regulations referring to foreign laws enforced as part of the Swiss private international law (IPRG) or international treaties. Subject to deviating mandatory statutory provisions, the exclusive place of jurisdiction is Vitznau, Canton of Lucerne, Switzerland.
